Step 1: Start with ARV (After Repair Value)

  • Pull comps of similar properties within a half mile, sold in the last 6 months.

  • Example: 3-bed/2-bath homes nearby selling for $150K = your ARV.

Pro Move: Use 3 comps minimum. If they vary, take the middle ground.

Step 2: Estimate Repairs Quickly

  • Light rehab: $10–20 per sq. ft.

  • Full gut: $30–50 per sq. ft.

  • Example: 1,200 sq. ft. × $20 = $24K repairs.

Pro Move: Use “drive-by” photos from Google Maps or seller walkthrough videos if you can’t visit in person.

Step 3: Apply the 70% Rule

Formula: ARV × 70% – Repairs = Max Offer

  • $150K ARV × 70% = $105K

  2. Show the Math

    • “Based on recent sales at $150K and $24K in repairs, investors would likely pay around $81K.”

  3. Present the Offer Clearly

    • “I can make you an all-cash offer of $75K, closing in 14 days, no realtor fees.”

  4. Highlight the Benefits

    • “You won’t need to make repairs, and you’ll have cash in your account fast.”

Pro Move: Always anchor a little lower than your max number—you can bump it up if needed.

The 5-Minute ARV Hack

Check Zillow’s “Recently Sold” filter for quick comps, then confirm with Redfin or PropStream. Don’t overcomplicate it—speed matters.

Always bring at least two offers to the seller:
